About the project
The Balotești house project concerns continuation of works and a design amendment during construction of a ground-floor and first-floor home. The proposed layout concentrates the principal living rooms on the ground floor and reserves the upper level for leisure and supporting spaces.
A 35.49 m² living room and 14.25 m² kitchen form the daytime area, related to the garden and covered terraces. White volumes and a flat roof define the rendered composition. The visualisations present the design, while the site album documents stages of construction.

Everyday life concentrated downstairs
The two-storey Balotești house places living room, kitchen and all three bedrooms on the ground floor. The upper level accommodates a leisure room and supporting functions. This arrangement keeps the main rooms on one floor while retaining a separate space upstairs for recreation.
Bedrooms, storage and an integrated garage
The ground-floor bedrooms measure 22.25, 15.08 and 15.30 m². A 35.49 m² living room is complemented by a 14.25 m² kitchen, two bathrooms, dressing space and a 9.81 m² store. The integrated garage measures 38.69 m² and the plant room 7.06 m², giving household functions dedicated space.
Two terraces and a leisure level
Two covered terraces of 15.99 and 15.30 m² extend ground-floor living towards the garden and explain the recessed volumes in the rendering. Upstairs, the 29.88 m² leisure room is accompanied by a bathroom and dressing room. The upper programme therefore differs from a house with all bedrooms upstairs.
White volumes and a flat roof
The brief specifies 30 cm load-bearing masonry, reinforced-concrete elements and a flat roof. Facades have 15 cm insulation, white and grey render and anthracite triple-glazed frames. The documentation for continued works and a revised brief coordinates this expression with the updated interior layout.
